FAQ for New Investors

Can I invest as an LP with my IRA/401k?

Yes, you can invest as a limited partner in real estate syndications using a self-directed IRA or 401(k). These accounts allow you to diversify your retirement portfolio by investing in alternative assets like real estate.

What is an accredited investor? What is a sophisticated investor?

An accredited investor is someone who meets specific financial criteria set by the SEC, allowing them to invest in certain private offerings. The requirements include:

  • Having an individual income of at least $200,000 (or $300,000 with a spouse) for the past two years, with the expectation of maintaining that income level.

  • Or, having a net worth of over $1 million, excluding the value of their primary residence.

  • Other qualifications include certain professional certifications, like holding a Series 7, 65, or 82 license.

A sophisticated investor does not need to meet the same financial thresholds but must have sufficient knowledge and experience in financial and business matters to make informed investment decisions. These investors are typically allowed in 506(b) offerings but not 506(c).

What is your minimum investment?

Each one of our deals will have different criteria for investment. Please refer to our deal via Cash Flow Portal to view our criteria minimum

Can I do a 1031 exchange into a syndication?

Yes, but it depends

Although 1031 exchanges are possible, often the investment size will be different. If you would like the explore the idea of exchanging into one of our deals, please let us know as not all deals will qualify.

What is a 506(b) vs a 506(c) offering?

506(b): This offering allows syndicators to raise capital from up to 35 non-accredited investors, in addition to accredited investors, but they cannot advertise or publicly solicit the offering. Investors must have a pre-existing relationship with the syndicator.

506(c): This offering can be publicly advertised, but only accredited investors can participate. Syndicators are required to verify the accredited status of investors (based on income or net worth).
